Water Heater Options for Manufactured Homes: Tank, Tankless, and Heat Pump Compared
The water heater is the appliance most buyers never think about until the first time they run out of hot water halfway through a shower. On a new manufactured home, it's also one of the quiet line items on the options sheet that meaningfully shifts your monthly utility bill for the next ten to fifteen years — and the version the dealer defaults to is almost always the cheapest one to install, not the cheapest one to own.
There are three water heater categories you'll actually see quoted on a new manufactured home in TX/AR/OK/LA, plus a few edge-case setups on premium or rural plans. The right choice depends on your household size, your fuel situation (electric vs. propane vs. natural gas), your climate zone, and whether you plan to own the home long enough for a higher-upfront choice to earn back.

The three water heater categories you'll be offered
Walk into any regional dealer and ask what water heater comes on a home and you'll hear some version of these three families.
Standard tank (electric or gas). A 40-, 50-, or (occasionally) 30-gallon insulated storage tank that keeps a fixed volume of water hot around the clock. Electric models heat with two immersion elements; gas models heat with a burner and vent through the roof or sidewall. This is the default on virtually every entry-level and mid-range manufactured home shipped in the U.S. today. Brand names you'll hear on manufactured-home plans include Rheem, A.O. Smith, State, and Bradford White.
Tankless (gas or electric). A wall-mounted unit that heats water on demand as it flows through — no storage tank, so no standby heat loss. Gas tankless is the mature, common version and can serve a whole home; electric whole-home tankless exists but requires a much larger electrical service than most manufactured homes ship with. Brand names you'll hear are Rinnai, Navien, Rheem, and Noritz.
Heat pump (hybrid electric). A tall, tank-style unit that uses a small heat pump on top to move heat from the surrounding air into the water — the same idea as a mini-split, applied to hot water. Two to three times more efficient than a standard electric tank. Available as a factory upgrade or dealer-added option on a growing number of plans. Brand names you'll hear are Rheem ProTerra, A.O. Smith Voltex, and State ProLine XE.
You'll occasionally see solar-assist or point-of-use tankless units on very specific plans (long ranch layouts, remote guest suites), but those are edge cases and won't be covered as their own category here.
Standard tank: what it's good at, what it isn't
The tank's superpower is that it just works. It's the cheapest heater the factory can install, plumbers everywhere know how to service it, replacement parts are on every hardware-store shelf, and — critically — it doesn't care what the weather is doing outside. A tank sitting in a utility closet at 70° will keep making hot water in a January cold snap when a heat pump is working harder and a poorly-sized tankless can lag.
Where a tank struggles is standby loss and capacity ceiling. Because it keeps 40-50 gallons hot 24/7 whether anyone is home or not, roughly 10-20% of the energy it burns is spent replacing heat that leaks out through the tank walls — money you pay every month for hot water you don't use. And it has a hard ceiling: once you drain the tank, the family shower rotation stops until it recovers, which on a standard 50-gallon electric tank is typically 60-90 minutes.
A standard tank is the right call when budget matters, the household is one or two people, hot water demand is predictable, and you want the simplest possible system to service. It's the wrong call for a household of four or more that regularly overlaps showers, laundry, and dishwasher runs — and it's an expensive default in a state where electricity prices trend up over time.
Tankless: on-demand hot water, with real install caveats
Tankless (specifically gas tankless) is what a lot of manufactured-home buyers picture when they picture "an upgrade." No tank to run out, no standby loss, and a compact wall-mounted unit that frees up utility-closet floor space. In a home where three people can start showers within an hour of each other, the difference is real: nobody ends up on the cold end of the rotation.
The tradeoffs are almost entirely on the install side, and they are where dealers and buyers most often talk past each other.
- Gas supply. A whole-home gas tankless needs a substantially bigger gas line than a tank does — typically 3/4" instead of 1/2" — plus adequate meter and regulator capacity. On a home already piped for a tank, retrofitting to tankless can mean upsizing gas plumbing back to the meter.
- Venting. Tankless units use sealed direct-vent or power-vent flues that go through a sidewall or the roof. On a factory-installed unit this is handled in the plan; on a dealer add, confirm the vent path in writing.
- Cold-water inlet temperature. In deep winter, groundwater in the region can drop into the low 50s. Tankless units are rated at a specific flow rate at a specific temperature rise, and undersized units will slow the flow (or barely warm the water) when it's cold outside. Ask the dealer for the model's GPM at a 70° rise, not the marketing "up to" number.
- Minimum flow rate. Most gas tankless units won't fire below roughly 0.5 GPM, which means a very slow trickle at a distant faucet may run cold. It's a small quirk, not a dealbreaker, but worth knowing.
Gas tankless is the right call when your home has a natural gas line or a proper propane setup, your household routinely overlaps hot-water uses, you plan to own long enough to recover the upgrade cost, and you're willing to size the unit correctly for the coldest week of the year. It is the wrong call for all-electric homes (whole-home electric tankless is impractical on typical manufactured-home service) and for buyers who value first-cost over long-term operating cost.
Heat pump water heaters: the efficiency story most dealers don't tell
A heat pump water heater looks like a tall electric tank with a fan and a small mechanical unit on top. Instead of using resistance elements to make heat from electricity, it moves heat out of the surrounding air into the water — the same physics as a refrigerator running in reverse. In most operating conditions, it uses one-third to one-half the electricity of a standard electric tank for the same hot water.
For an all-electric manufactured home in Texas, Arkansas, Oklahoma, or Louisiana, that efficiency delta shows up on the power bill month after month for the life of the unit. Federal and utility rebates on heat pump water heaters have also expanded in recent years and can meaningfully reduce the net upgrade cost — worth asking your dealer and your local utility about specifically.
The real tradeoffs to know are space, air, sound, and cold performance.
- Space. Heat pump units are typically 6-12 inches taller than a same-capacity standard tank. The utility closet on a manufactured home has to accommodate that height and the top-mounted heat pump module. Measure before you commit.
- Air. They pull heat from surrounding air, so a sealed 30-square-foot utility closet doesn't give them enough volume to work efficiently. Manufacturers typically specify a minimum room volume or louvered/ducted airflow — a real install consideration, not a marketing footnote.
- Sound. They run a compressor and a fan. Sound is comparable to a quiet mini-split — perfectly livable in a utility closet, potentially noticeable in a laundry room next to a bedroom.
- Cold performance. They pull heat from the surrounding air, so in a genuinely cold utility closet (unheated addition, exterior wall in an East Texas January) efficiency drops and the unit falls back to resistance-element mode — which is just a standard electric tank at that point. In our region this is a shoulder issue, not a full-winter issue, but it's worth thinking about placement.
A heat pump water heater is the right call for all-electric homes, environmentally-minded buyers, long-term owners who care about operating cost more than first cost, and households with a utility closet that meets the airflow spec. It's the wrong call for cramped closets with no airflow path, or for buyers who need the absolute lowest install cost on day one.
What "standard water heater" actually means on your quote
Here's where buyers get surprised most often. When a dealer's quote says "water heater included" or "50-gal water heater," the language usually refers to what's in the base plan — not necessarily the unit on the display model.
If your quote just says "water heater," ask three things in writing:
- Fuel type. Electric, natural gas, or propane? On a rural land-and-home setup, propane is a common answer that comes with its own tank rental or purchase decision — separate from the water heater itself.
- Capacity and model number. "50-gallon Rheem, model number ___," not "the big one." The model number tells your plumber (and any future appraiser) exactly what's in the wall.
- Location. Interior utility closet, utility room, exterior alcove, or under-belly? Location affects both service access and cold-weather performance.
If you fell in love with a display model that had a tankless or a heat pump, confirm in writing whether that spec is on your quote or is an add — and get the dollar figure before you sign.
Regional notes for TX/AR/OK/LA
Three regional factors are worth knowing.
Fuel availability. A lot of manufactured homes in our region go on land without natural gas service. That effectively takes gas tankless off the table unless you're prepared to install a propane tank — a real, ongoing expense worth pricing before you commit to a gas-fueled option. All-electric homes are common here for exactly this reason.
Well water and sediment. Homes on a well see more mineral content and sediment than city-water homes. That accelerates scale buildup inside any water heater, but especially inside a tankless unit's compact heat exchanger. If you're on a well, plan for a whole-house sediment filter upstream of the water heater and an annual descaling for a tankless unit. Freeze events. Winter storm exposure in our region is real, and any water heater exposed to freezing air — in an underbelly, an unheated addition, or an exterior alcove — needs freeze protection. Tankless units in particular have small internal water paths that can crack in a hard freeze if power (and therefore internal freeze protection) is lost. Interior placement solves most of this; exterior placement means asking about the freeze rating specifically.
