Manufactured Home HVAC: Central Air, Heat Pump, or Mini-Split — What Fits Your Home (and Your Ark-La-Tex Power Bill)

Short answer: most Ark-La-Tex manufactured homes are best served by a right-sized central heat pump. Straight AC + gas furnace still makes sense in a few situations. Mini-splits are a smart add-on — occasionally a smart replacement — but rarely the whole answer for a full-size double-wide. The decision you make at order time (or before a retrofit) sets your monthly power bill and your maintenance headaches for the next ten to fifteen years.

What comes standard — and why the base setup is usually the wrong finish line

New HUD-code manufactured homes almost always ship with a single central system: a straight-cool electric AC paired with an electric-resistance ("strip") furnace, or a heat pump. Ducts run through the belly of the home from a central air handler.

Base packages are designed to hit a price point. They usually mean:

  • Minimum SEER2 rating that clears the current federal standard
  • Electric-resistance strip heat, which is expensive to run when winter actually shows up
  • Thin, factory-taped belly ductwork
  • A single zone (whole home) with one thermostat
  • A load calculation done off the floor plan, not your actual site or orientation

None of that is wrong. It's just the floor, not the ceiling. The upgrades that pay you back live in three places: the type of system, the size of the system, and the ductwork.

Central heat pump: the Ark-La-Tex default

Heat pumps move heat instead of making it. In cooling mode they work like a normal AC. In heating mode they run in reverse and pull warmth from outside air — which sounds strange until you remember our winters rarely stay below freezing for long.

For most of Texas, Louisiana, southern Arkansas, and southern Oklahoma, a right-sized central heat pump is now the cheapest system to operate across a full year. The math shifts in two ways:

  • You stop paying to make heat with expensive electric resistance most of the year.
  • You get the same cooling you'd have with a straight AC.

The tradeoff: on the coldest mornings of the year, the system falls back to strip heat as a backup. If you leave the thermostat alone and let the heat pump do its job most days, the fallback is a rounding error. If you jack the thermostat up nine degrees at 5 a.m., strip heat runs and your bill jumps.

Ask your dealer or installer for a variable-speed or two-stage heat pump if it's an option in your package. A single-stage system runs full-blast or off; a variable-speed system runs low and long, which is quieter, drier, and typically friendlier on the bill.

Straight AC + gas furnace: still right in a few places

If your home is going on land with natural gas at the meter, and you're in a colder-than-average part of the region — northern Arkansas, most of Oklahoma, the far Texas Panhandle — a straight AC paired with a gas furnace can still win. Natural gas heat is cheap where the utility already runs to your lot. Propane changes the math and often flips it back to heat pump.

Two honest caveats:

  • Gas furnace packages in factory-built homes are less common than they used to be. Confirm it's actually offered on your floor plan before planning around it.
  • A furnace needs vented combustion air and a flue penetration through the roof or wall. Not every factory line supports it cleanly.

If gas isn't already at the property line, don't run gas just for the furnace. The install cost and the meter fees usually erase the operating savings.

Mini-splits: the right add-on, rarely the whole answer

Ductless mini-splits (a small outdoor condenser plus one or more wall/ceiling indoor heads) are the best HVAC upgrade of the last decade — but they get sold into the wrong job all the time.

Where mini-splits genuinely shine in a manufactured home:

  • A back bedroom or bonus room that's always ten degrees off the rest of the house
  • A converted garage or bump-out the original ductwork never reached
  • An office or nursery where you want quiet, precise temperature control at odd hours
  • A future addition that would be expensive to tie into the existing belly ducts

Where mini-splits usually don't make sense as the primary system in a double-wide:

  • You'd need three to five heads to cover the floor plan — the total install cost climbs past a right-sized central heat pump.
  • You lose the whole-home dehumidification a central return provides.
  • Every head is a separate service point when something eventually goes wrong.

The pattern we see in Ark-La-Tex homes: central heat pump for the main house, one mini-split for the one room that always fights it. That combination costs less than a premium central system and solves the exact comfort problem buyers keep complaining about.

Right-sizing beats brand

Every reputable HVAC contractor talks about the load calculation (a "Manual J"). Most manufactured-home dealers skip it and rule of thumb tonnage off the square footage. That's the single most common HVAC mistake we see.

An oversized unit cools the air quickly, hits the thermostat setpoint, and shuts off — before it has time to pull the humidity out of the house. You end up with a cold, clammy home that never feels right, and a compressor that short-cycles itself to an early death.

An undersized unit runs constantly on the hottest days and never quite catches up, which spikes your bill and burns out the compressor a different way.

Ask the dealer for the load calc on your floor plan for your climate zone and your window package. If they can't produce one, ask a local HVAC contractor to run one before the home is set. It's cheap insurance and it's the one number that matters more than SEER, brand, or fan speed.

The ductwork question nobody asks

The ducts under a manufactured home run through the belly board — the fabric-and-insulation layer that closes in the underside. Factory ductwork is functional but rarely sealed to the standard a site-built home would require.

Two upgrades quietly earn back their cost:

  • Ask about sealed and insulated belly ducts. Some builders offer a step-up package; others let you specify mastic-sealed connections and thicker duct insulation.
  • After the home is set, have a local HVAC tech pressure-test the ducts. Leaks at joints and boot connections are common and cheap to fix while the belly board is still accessible.

Neither of these shows up on a glossy spec sheet, and both of them do more for your monthly bill than moving from a 15 SEER2 to a 16 SEER2 unit.

What to decide at order time vs after move-in

Decide at order time (hard to change later):

  • System type (heat pump vs straight AC + furnace)
  • Tonnage — pushing the dealer to run a real load calc
  • Duct package (sealed / insulated upgrade)
  • Whether the plan supports a future mini-split add (an easy 240V circuit near a back bedroom is nice to have)

Fine to decide after move-in:

  • Smart thermostat
  • Adding one mini-split to a problem room
  • UV or filter upgrades
  • Ceiling fans in bedrooms and living area (cheap and meaningful for comfort)
