Buying a Manufactured Home Sight-Unseen: How to Do It Confidently (Without Ever Visiting the Lot)

Not every manufactured home buyer can spend a Saturday driving three hours to a lot, walking six models in ninety degrees, and driving three hours home to think about it. Some buyers are working two jobs. Some are moving from out of state. Some just don't want to sit across from a lot salesperson for two hours until they've decided anything.

Here's the thing nobody at the lot will tell you: you don't have to walk it to buy it. Manufactured homes are one of the few big purchases in America where a serious remote buyer can get almost the same information a walk-in buyer gets — as long as they know what to ask for and what to refuse to skip.

Why sight-unseen isn't as risky as it sounds — if you do it right

A brand-new manufactured home is a factory-built product. Two units of the same model, same options, same year are close to identical the day they leave the plant. That's a very different risk profile from buying a used 1998 double-wide on Facebook Marketplace without seeing it — which is a real risk you shouldn't take.

Sight-unseen works best in three situations: a new home ordered off a floor plan (you're really buying a spec), a dealer's in-stock new inventory that can be documented on video, or a near-new used home from a reputable dealer with full paperwork.

The paperwork stack that replaces walking the lot

Walking a lot gives you two things: a rough sense of size, and confidence you're not being sold a phantom. Both are replaceable with documents.

Ask for these before you talk price:

  • The HUD certification label(s). Red metal tags on the exterior — one per section. Photo of each, with the ID numbers legible.

If a dealer resists producing any of these, that's the tour ending. A dealer who can email a data plate photo and a serial number in twenty minutes is a dealer who has nothing to hide.

The video walkthrough that actually protects you

A dealer sending you three staged photos and calling it a walkthrough is not a walkthrough. Ask for a live, continuous, phone-held video call — FaceTime, Google Meet, or WhatsApp — where somebody physically walks the exact home you'd be buying. Not the model home. Not a sister unit. That home. Ask them to:

  1. Show the exterior HUD label(s) at the start of the walk. Read the numbers out loud on camera.
  2. Open the HUD data plate cabinet and hold the phone steady for five seconds so you can screenshot it.
  3. Walk every room slowly, floor to ceiling, including inside every closet.
  4. Push on the floor near every toilet, tub, and exterior wall. You want to hear the floor and see any flex.
  5. Turn on every faucet, flush every toilet, and run the shower — long enough to check hot water and drain.
  6. Open every window and every exterior door. Latches, screens, seals.
  7. Show the HVAC unit and the electrical panel — brand, model, breaker layout.
  8. Walk the exterior perimeter, including the roofline and any visible seam between sections.
  9. Show the crawl or belly wrap area if the home is set up.
  10. Show any damage or repair they're aware of. Ask directly: "Is there anything on this home you'd want me to see if I were standing there right now?"

Record the whole thing. Most phones can screen-record a video call. If yours can't, ask the dealer to save their recording and email it within 24 hours. That video is now part of your written record. If the dealer won't do a live walkthrough at all, that is the sale ending.

The independent inspection you can order without leaving your couch

You can hire a qualified manufactured home inspector to walk the exact home before you close, even if it's 250 miles from your kitchen. Most regional inspectors will do a pre-delivery inspection at a dealer lot for a few hundred dollars and email you a full report with photos.

The delivery + setup checklist you should read before you sign

Delivery and setup is where remote purchases get bruised — because the buyer wasn't there to catch things in the first 48 hours. Before you sign, get in writing: an exact delivery window (not "sometime in the next 90 days"), who is on site during setup and how you'll reach them in real time, the setup punch list you'll be asked to sign at the end (get a blank copy now), and warranty registration — who files it, when, and how you get a copy.
